1) Having outgrown their 70,000 square foot suite in Alere’s 2801 Yale building, Epic Products needed additional space on a tight timeline. Alere’s in-house construction and leasing teams were able to deliver a neighboring building to Epic on time and on budget despite facing several challenging tenant requirements—the building needed a comprehensive fire sprinkler upgrade, significant office improvements and had an existing tenant that was slowly moving out of the space.
2) While Alere was coordinating Epic’s move, Rich’s Products, a tenant in the adjacent 3400 Segerstrom building, wanted to expand their existing operation into Epic’s previous space. Alere’s management team designed, permitted and completed the required tenant improvements as Epic vacated the building and was able to deliver the space prior to the start of the tenant’s lease term.
3) The process was further aided by Alere’s efficient corporate structure, allowing for timely decision making for operational and capital needs. Alere’s ability to act thoughtfully and decisively significantly contributed to the prompt delivery of each property while satisfying the individual needs of all parties involved.
